GROUND FLOOR
Outer wall claddings and facade panels made of natural stone, fibreglass concrete panels or facing concrete
Entrance areas and large-surface glazing units on the ground floor: Pillar and beam structure, exterior anthracite

UPPER FLOORS
Lime sandstone walls with composite thermal insulation system and balcony panels in concrete with smooth mineral plasterwork, with surface covering of slip-resistant milled timber planks and boards.
Fall prevention measures provided partly by tensioned translucent glass balustrades and partly by solid balustrades with metal railings mounted on them.

ROOF ARRANGEMENT
The upper enclosure of the building is provided by a reinforced concrete slab with insulation applied, and expertly sealed in accordance with the guidelines relating to flat roofs.
Exit areas from the penthouse apartments are provided with slip-resistant timber cladding, while the remaining surfaces of the roof terrace are laid with round rolled gravel. In the attic area the required railing height is assured by tensioned clear glass balustrades. Coverings and plumbing fittings are designed in zinc-titanium.

WINDOWS / SUN PROTECTION
Winter garden glazing elements and wooden French windows down to floor level Bedrooms screened from view by sliding or folding shutters and awnings on the Dolziger Strasse side.
Shading provided by awnings and vertical marquee arrangements or aluminium louvers on the Garden side.

GATES / OUTSIDE DOORS
Access gate actuated by key and remote control.
The main building entry door is of solid multi-ply wood, anthracite inside and outside
Metal letters emphasise the entrance area and identify the building.

INTERNAL WALLS
Partition walls are detached from the adjacent building structure using technical soundproofing techniques. Load-bearing internal walls are of lime sandstone masonry. 
Masonry walls are provided with gypsum plaster finish and lime cement plaster in bathrooms respectively.
Statically non-load-bearing walls are dry structures with smooth putty finish with mineral wool core, with surface fine finish in white wipe-resistant paint.

CEILINGS
Ceilings of individual storeys in steel reinforced concrete, underside of ceilings with putty finish, white paint coat.
Upper side of floor structure with float screeding on impact sound insulation.
Flush-fitted lights in the ceiling are installed as built-in pot elements.
Bathrooms and, in part, the adjacent floor areas are provided with suspended false ceilings

FLOORS
The following floor materials used are laid on soundproofed detached floating screeding in the different rooms, relating to the function:

WOOD PELLET HEATING BOILER
Central heating and supplement to solar-based hot water production for the building by means of a pellet boiler, with fully-automatic output regulation of the heat generator and the individual heating units, depending on the outside temperature

Hot water production bivalent in conjunction with solar collector system
Hot water constantly produced, regardless of the time of day, passing through circulation pipes

INBUILT FLOOR CONVECTOR
Heating of living rooms and bedrooms by inbuilt floor convectors in front of windows extending to floor level, for uninterrupted production of heating energy and with maximum comfort thanks to hot air screen in front of the window frontage. In rooms without windows down to floor level, flat slimline radiators are used.
Transition flush with the surface from grille-covered ducts to the floor structure.
